A roof window can usually be added to a tiled roof if the slope and structure allow it. Here is how the idea works on Ridgeway's hipped houses and loft spaces.

Roof windows are a popular way to light a loft, landing or bungalow roof space. On Ridgeway's mix of hipped inter-war and post-war roofs, adding a VELUX or similar window is normally possible, but it depends on the slope, the rafters and what is on the other side of the tiles.

Where can it go?

The best place is a slope with enough clear rafter space and head height inside. On a hipped roof, the main slopes are usually more generous than the small hip ends, which may be too small. We measure and look from inside so the window ends up where you will actually use it.

Inside, the key limit is usable room. A window over a stair, a landing or a bedroom needs space to open and to be reached. In a bungalow loft that is already boarded, the work is simpler. In a roof space full of ducts, tanks or wiring, we have to plan around them.

Structure and framing

A roof window needs an opening framed in the rafters. One or more rafters are cut and trimmed, and the neighbours doubled up to carry the load. The size of the window decides how much framing is needed. We plan this carefully so the roof stays strong around the new hole.

  • Rafters trimmed and doubled around the opening
  • Battens and felt cut and sealed to the frame
  • Flashing kit matched to the roof covering
  • Lining, insulation and vapour layer fitted inside

Tiles and flashing

The tiles around the opening are lifted and relaid on a kit made for the type of covering, such as plain or interlocking tiles. The flashing steps over the tile courses so water runs round the window. This is the part that decides whether the window leaks, so it has to be right. Different tile profiles need different kits, so we check what you have before ordering.

Older roofs may need more than tile lifting. If the felt is perished or the battens are tired around the opening, we repair them while the area is open. We would rather fix that now than leave a new window set into a weak patch of roof that leaks later.

Bungalow and dormer lofts

Bungalows and houses with lofts used for storage often benefit most. A window can turn a dark space into a bright one, for a bedroom, study or landing. If there is a dormer, we look at its walls and roof separately, since a roof window in a dormer cheek or flat top is a different job.

Planning and what to ask

Some window work may need planning or Building Regulations checks — we advise before work starts. Ask how the roof is protected while the opening is made, what the lining finish will be and how access is arranged. A written description of the work should cover each point.

Frequently Asked Questions

How long does it take to fit a roof window?

It depends on the roof and the number of windows. We give you a clear idea on survey, taking the weather and the interior finish into account. The roof is kept watertight at the end of each working day.

Will it make the room hotter or colder?

A modern window with good glazing and a well-fitted lining is comfortable in most rooms. Blinds help with strong sun. The lining and insulation around the opening matter as much as the glass.

Can I open it for ventilation?

Most roof windows open, and many offer a ventilation position. Opening one is a useful way to clear moist air from a loft room. We talk through the opening style that suits the room and the roof pitch.
